Commercial Appraisal Services

Landrace Valuation completes independent, USPAP-compliant commercial real estate appraisals across Miami-Dade, Broward, and Palm Beach counties. Every assignment is developed and signed by an MAI-designated, Florida state-certified general appraiser. The work falls into three areas, organized below by the decision you are facing.

Lending & Credit

You are financing an acquisition, refinancing, or funding construction, and the credit decision requires an independent opinion of value. We deliver USPAP-compliant appraisals written for underwriters and credit committees, with clear risk communication and transparent assumptions, for balance-sheet lenders, debt funds, agency and SBA lenders, private lenders, and borrowers coordinating the appraisal. Where regulation permits, limited-scope evaluations are available for smaller or lower-risk credit decisions.

Typical assignments

  • Acquisition, refinance, and construction financing appraisals
  • Multi-tenant and single-tenant income properties
  • As-is and as-stabilized valuations for construction and bridge loans
  • SBA-eligible appraisal assignments

Litigation & Dispute Support

A dispute or legal proceeding turns on what a property is worth: partners separating, a marriage dissolving, a bankruptcy or foreclosure in motion, or a taking under eminent domain. You need a defensible, impartial opinion that will hold up under scrutiny. We prepare objective valuations for use in a legal context, with methodology and assumptions documented so counsel and the court can follow the reasoning. Expert witness support, including testimony, is available.

Typical assignments

  • Partnership disputes and buyouts
  • Marital dissolution valuations
  • Bankruptcy and foreclosure-related matters
  • Condemnation and eminent domain
  • Expert witness engagement and testimony

Tax, Estate & Advisory

You are filing an estate or gift tax return, documenting a charitable contribution of real property, appealing a property tax assessment, or making an internal hold, sell, or redevelop decision that deserves an independent number. We prepare valuations written to satisfy the reviewer, whether that is the IRS, a property appraiser, or your own board, including retrospective valuations as of a date of death or gift and prospective valuations for planning.

Typical assignments

  • Estate and gift tax valuations
  • Charitable contribution appraisals (real property)
  • Property tax appeal support
  • Retrospective and prospective valuation dates
  • Internal decision support and advisory analyses
